A Tennessee month-to-month rental agreement is a contract between a landlord and a tenant or tenants for the lease of property on a monthly basis. Unlike many rental agreements, which require an initial time commitment of at least a year, the agreement may be terminated at any time by complying with the notice requirements. But in other respects month-to-month leases, also called a tenancies at will, resemble a standard lease agreement.
The landlord or the tenant may terminate a month-to-month tenancy by a written notice given to the other at least thirty (30) days prior to the periodic rental date specified in the notice.
